Historic/Heritage.

We take a proactive approach in our involvement within insurance valuations of numerous listed historical or heritage buildings across the UK. From our work across period properties, manor houses, listed buildings and stately homes, we understand it’s the specialist characteristics that make historic buildings special and unique. Therefore, at Building Reinstatement Valuations, we work hard to protect all original features by presenting an accurate assessment of your building's value.

Historical structures are often restored and/or renovated multiple times over their lifetime, therefore, maintaining a realistic insurable value to cover the full reconstruction cost of a historic building can be challenging for an insured historical building owner. This is where we come in.

The key to an accurate building reinstatement valuation on a historic property is having the ability to break each element down into its component parts. Unless performed by a building reinstatement expert, applying this to historic buildings can presents a set of challenges:

  • Lack of plans, scale drawings and construction records

  • Complex detail, elaborate or ornate design

  • Unique craftsmanship

Due to the nature of the historic building, a simple model costing approach will not be sufficient to formulate a current reconstruction cost, instead, a detailed cost analysis is required to provide accurate costings in line to each specific build. Our team of experts will perform an onsite inspection and deliver each client an appraisal document including:

  • Extensive photography

  • Measurements and drawing of floor plans

  • Identification and quantification of construction materials and any special features if applicable

Once Building Reinstatement Valuations has concluded a valuation sum, final conclusions will be drawn based on other comparables to ensure an accurate building reinstatement valuation report can be achieved to minimise risk into the future.
